Spring has a way of exposing everything winter hid: windblown trash along fence lines, recently thawed cigarette litter near entrances and unsightly dog droppings that were once hidden by snow and ice. For property managers, the first warm stretch is the moment to reset outdoor common areas before residents, prospects and visitors spend more time outside.

Use this 20-point checklist to guide a thorough site walk and prioritize the fixes that protect curb appeal, safety and daily operations.

Grounds & Hardscape

  1. Walk the full perimeter and note winter damage hotspots at entries, corners and fence lines.
  2. Prune shrubs, edge flower beds and refresh mulch where it has washed out.
  3. Power wash sidewalks, steps and entry pads, especially shaded areas that hold grime and could become slippery.
  4. Clear gutters and downspouts and confirm water is draining correctly and away from walkways.
  5. Inspect exterior caulk around windows and doors and reseal visible gaps.
  6. Check exterior lighting and replace burnt-out/broken bulbs or damaged fixtures for nighttime visibility and safety.

Waste, Litter & Cigarettes

  1. Do a “litter map” sweep at different times of day to find repeat problem zones.
  2. Deep-clean site litter with special focus on cigarette waste near entrances and amenity gates.
  3. Pick up any pet waste in grassy areas and near resident parking.
  4. Revisit receptacle selection for multifamily needs based on community population, capacity needs and sustainability goals.
  5. Prevent trash and recycling receptacle overflows by setting an early-season emptying cadence that matches spring foot traffic.
  6. Deep clean receptacle lids and openings to reduce grime and odor buildup while improving overall property appearance.
  7. Add or relocate receptacles where litter clusters form, especially near resident mailboxes and high-traffic outposts.
    • Browse Commercial Zone’s property management solutions page to identify outdoor trash and recycling receptacles and Smokers’ Outpost® cigarette receptacles that best fit your property.

Site Furnishings & Amenities

  1. Inspect benches for wobble, sharp edges, paint chips and corrosion, then repair or replace before peak season.
    • Replace weathered/damaged benches or add seating to improve property comfort.
  2. Check outdoor tables, bike racks and amenity furnishings for loose hardware and surface damage.
  3. Touch up peeling paint on high-wear outdoor elements like posts, railings and gates.
  4. Extend receptacle lifespan by inspecting for cracks, rust and UV damage. To help, we’ve put together a guide to the best practices for long-term receptacle performance.

Dumpsters & Service Areas

  1. Inspect dumpster enclosures for broken gates, gaps and wind channels that carry trash onto the property.
  2. Reduce “trash blow” by confirming lids close properly, keeping the area swept and adjusting pickup frequency when needed.
  3. Confirm current dumpster count is meeting the needs of residents. If not, consider adding additional dumpsters or service.
